One-Bedroom Apartment Gut Renovation: A Modern Prewar Transformation in Residential NYC
This full service design build project involved a complete gut renovation of a one-bedroom, one-bath apartment in Manhattan, reimagined to support open-plan living while respecting the structural requirements typical of Prewar and Post-War Residential NYC buildings.
The renovation required Department of Building permits and careful Construction planning, particularly as walls were removed to expand the kitchen and create a seamless connection between the kitchen, living, and dining areas — a design approach commonly sought in modern co-ops, condos, lofts, and townhomes throughout Manhattan.
Renovation Scope & Design Highlights
This Design build transformation focused on improving flow, maximizing light, and modernizing infrastructure while maintaining long-term functionality.
The scope of work included:
Complete gut renovation of a one-bedroom, one-bath apartment
Department of Building approvals and Construction coordination
Removal of walls to expand the kitchen and introduce a large island open to the living and dining spaces
Conversion of an existing bathtub to a walk-in shower
Electric panel upgrade and full rewiring throughout the apartment
Installation of through-the-wall heating and air conditioning units
Installation of exotic engineered wood flooring throughout
Every material and layout decision was made to support both Restoration and modernization, ensuring the apartment feels current while remaining compatible with the structural realities of Residential NYC Construction.
Final Result: A Modern Glam Interpretation of Prewar Living
The completed renovation delivers a refined, open-concept home that blends Prewar structure with Post-War efficiency and contemporary style. The transformation reflects the power of thoughtful gut renovations in Manhattan — balancing Restoration, Construction expertise, and interior design under a cohesive full service design build model.
We are delighted to have created exactly what the client envisioned. The project is now entering the interior design phase, where the apartment will be furnished and styled in a Modern Glam aesthetic to complete the transformation.
