Landmark District Apartment Gut Renovation: A Thoughtful Prewar Restoration for Modern Living

This full service design build project involved a complete gut renovation of a landmarked Prewar apartment in Manhattan, transforming a dated two-bedroom, two-bath residence into a highly functional, refined home tailored to contemporary living.

Working within the constraints of a landmarked Pre War building, this Residential NYC renovation required Department of Building permits, careful planning, and close coordination to ensure all Construction and Restoration work met co-op and landmark requirements.

The scope of work included a full apartment gut renovation, reconfiguring and upgrading all major systems while preserving the integrity of the original Prewar structure. The renovation was designed to enhance livability while respecting the architectural character typical of Prewar, Post-War, and transitional Manhattan residences found in co-ops, condos, lofts, and townhomes.

Renovation Scope & Highlights

The Design build transformation included:

  • Complete gut renovation of a two-bedroom, two-bath apartment

  • Department of Building approvals and Construction coordination

  • Electric panel upgrade and full rewiring throughout the unit

  • Installation of through-the-wall heating and air conditioning units

  • Addition of a vented stackable washer and dryer

  • Refinished original wood flooring throughout

  • Installation of new wall-to-wall carpeting in select spaces

  • Full Interior Design Services, with all finishes and fixtures newly specified

  • Preservation and integration of the client’s existing valuable area rugs

Every element was thoughtfully selected to align with the client’s vision while meeting the technical demands of a landmarked Prewar property. The result is a seamless blend of classic character and modern functionality, achieved through a fully integrated full service design build approach.

Final Result: A Refined Prewar Home for Modern Manhattan Living

This Landmark District renovation exemplifies how gut renovations in Residential NYC can honor history while delivering contemporary comfort. By combining Construction expertise, thoughtful Restoration, and cohesive interior design, the apartment now functions effortlessly as a modern home while retaining its Prewar charm.

We are delighted to have created exactly what the client envisioned—an elevated Manhattan residence that reflects both timeless architecture and present-day living.
