Prewar Partial Contemporary Reno with Principal Bath Reno

This 2 BR/1Bath apartment in Carnegie Hill was in a typical 70’s building, last renovated in the 80’s with completely encased interior walls with wood paneling, black granite tile floors. It desperately needed a gut renovation to bring it into the 21st Century.

The Full Story Behind This Park Ave Partial Renovation

The challenge for us was that this project needs a full gut including the bathrooms and kitchen but it had to be scheduled into two phases. The key driver was the budget, elevator shutdowns for replacements and delivery timing constraints for kitchen appliances.  Since converting this apartment layout into a three bedroom was the priority for moving into their new home with  bedrooms for their son and daughter, we tackled this layout scope first and will continue with the bathrooms and kitchen when the elevators replacements are finished in summer 2024.

What Changed?

We ripped out the dark, heavy finishes and changed walls, closets and old recessed lighting. The finishes were inspired by a contemporary, transitional design with lighter rift cut white oak floors, taller doors, new crown, base and casing moldings, new hardware.  Wired window treatments and new recessed lighting made all the difference.  Painting the existing PTAC built ins helped us trim the budget.

The Result

 Once completed, the combination of the European white oak floors and the paint color palette created the oasis they love for their home in the City! We love it!!
