Landmark District Apartment Gut Renovation: A Time-Sensitive Prewar Reconfiguration for Modern Family Living
This full service design build project involved a fast-tracked gut renovation of a landmarked Manhattan apartment, transforming a 1990s two-bedroom layout back into its original three-bedroom footprint while introducing a dedicated home office.
The renovation was executed under a strict Construction timeline of less than 90 days, as the clients were transitioning from a rental with an expiring lease. Working within the constraints of a landmarked Pre War building required careful planning, approvals, and precision execution — all while maintaining the architectural integrity expected in Residential NYC co-ops, condos, lofts, and townhomes.
Renovation Scope & Design Strategy
This Design build transformation focused on reconfiguring circulation, optimizing room flow, and restoring functionality while modernizing the apartment for contemporary family life.
The scope of work included:
Complete gut renovation of a three-bedroom apartment with an additional home office
Reconfiguration of walls and electrical risers to reduce the kitchen footprint and create office space
Improved access to the two-bedroom wing, including an accessible hall bath and laundry room
Installation of four new PTAC units for efficient climate control
Custom kitchen with Calacatta porcelain countertops and stone backsplash
Living room built-ins and custom closets throughout, excluding the primary bedroom
New flooring installed throughout the apartment
Conversion of an existing powder bath into a dedicated laundry room
Pocket doors to provide privacy and flexibility within the home office
Every decision balanced speed, quality, and thoughtful Restoration, ensuring the apartment met both functional needs and long-term livability within a landmarked Prewar context.
Final Result: A Restored Prewar Layout with Post-War Functionality
Despite the compressed Construction schedule — and the joyful arrival of the clients’ second child during the renovation — this project was completed on time and delivered just in time for the holidays.
The final result is a beautifully restored Landmark District home that reflects the best of Prewar character and Post-War efficiency. Through careful Restoration and a fully integrated full service design build approach, this Manhattan apartment now supports modern family life while honoring the architectural history typical of Residential NYC.
